Questions
Still unsure? Call or text 437-525-2544.
How much do I need for a down payment in Ontario?
In Canada the minimum is 5% of the first $500,000 and 10% of the portion above that, up to $1.5 million. At $1.5 million and over, it's 20%. Below 20% down you'll need mortgage default insurance. Check the current rules on canada.ca or with your lender.
Should I get pre-approved before looking at homes?
Yes. A pre-approval tells you your price ceiling, holds a rate for a period, and shows sellers you're serious.
What costs come on top of the price?
Land transfer tax (Ontario, plus Toronto's if you buy in the city, with first-time buyer refunds), legal fees, title insurance, inspection, and adjustments for property tax or condo fees. Our closing costs guide goes through each one.
How long does buying take?
From first call to keys, many buyers take a few months. It depends on your pre-approval, your savings and how quickly homes in your range are selling.
Is the call a sales pitch?
No. It's a planning conversation. You'll leave with your numbers and next steps, even if the right next step is to wait.
