How do you work out what my home is worth?
I start from recent sales of similar homes near you, compare them with what's for sale now, and adjust for differences such as size, lot, parking, condition and updates. We go through the comparable sales together, so you can see how the price was reached and check it yourself.
How long does it take to buy a first home?
It depends on your savings, your pre-approval and how fast homes in your price range are selling. The Gameplan aims for about 90 days. Some buyers move faster, some slower.
Do I need a pre-approval before we start?
You can start the Gameplan without one, but you'll want a pre-approval before you make an offer. I can introduce you to lenders if you don't have one.
Can I sell and buy at the same time?
Yes. We map out the options (sell first, buy first, or line up both closings) and talk through bridge financing with your lender before you commit to either side.
What does it cost me to work with you as a buyer?
In Ontario, buyers sign a buyer representation agreement that sets out how your agent is paid before you see homes together. We go through it line by line at the start, so there are no surprises.
