Questions

Still unsure? Call or text 437-525-2544.

How long does it take to buy a home?

It depends on your savings, your pre-approval and how fast homes in your price range are selling. The Gameplan aims for about 90 days. Some buyers move faster, some slower.

Do I need a pre-approval before we start?

You can start the Gameplan without one, but you'll want a pre-approval before you make an offer. I can introduce you to lenders if you don't have one.

Which first-time buyer programs can I use?

Common ones in Ontario include the First Home Savings Account (FHSA), the RRSP Home Buyers' Plan, and land transfer tax refunds for first-time buyers. Eligibility rules apply, so we check each against the official sources in your session.

I'm new to Canada. Can I still buy?

Many newcomers do. Lenders look at things like your status, income history in Canada and the source of your down payment. I work in English, Hindi and Punjabi and can walk you through what lenders usually ask for.

What does it cost me to work with you as a buyer?

In Ontario, buyers sign a buyer representation agreement that sets out how your agent is paid before you see homes together. We go through it line by line at the start, so there are no surprises.
