Vaughan is overwhelmingly owner-occupied and ground-oriented. In 2021, 62.5% of occupied dwellings were single-detached houses, 11.0% were row houses and 7.7% semis. Apartments in buildings of five or more storeys made up 13.2%, and the Vaughan Metropolitan Centre, a new city centre under development at Highway 7 and Jane Street, is where much of the high-rise growth is focused. Woodbridge and Maple are the largest residential communities, Kleinburg occupies the northwest corner between Highway 400 and Highway 50, and Concord sits between Highway 400 and Dufferin Street south of Rutherford Road. Renters were only 14.1% of households in 2021, and the median owner-estimated value was $1,200,000.

Parks, neighbourhoods and who Vaughan suits.
Vaughan is the York Region city directly north of Toronto's western half, made up of Woodbridge, Maple, Concord, Kleinburg and the Vaughan side of Thornhill. It had 323,103 residents in 2021, up 5.5% from 2016, and a home ownership rate of 85.9%, second only to Caledon's among the cities outside Toronto covered here. It is also the only one with a TTC subway station, at Vaughan Metropolitan Centre.
Vaughan is organised around its old village centres rather than a single downtown. Woodbridge, on the Humber River, and Maple, around its GO station, are the busiest residential hubs, while Kleinburg to the northwest keeps a village feel. The Vaughan Metropolitan Centre at Highway 7 and Jane is the city's attempt at a true downtown, with the subway, Viva buses and new towers in one place. Regional draws include Canada's Wonderland and Vaughan Mills, and the Cortellucci Vaughan Hospital opened in 2021 on Major Mackenzie Drive. For outdoor time, the Humber valley is the main green spine, with Boyd Conservation Park and the Kortright Centre close together on the west side. Italian heritage remains visible in the language data, with Italian the most common non-official mother tongue in 2021, followed by Russian and Mandarin.
