The market in October 2026

In October 2026, TRREB recorded 435 Brampton sales at an average of $825,183 and a median of $800,000. Detached homes made up more than half of those sales (249) and averaged $941,016. Semi-detached homes averaged $754,310 over 81 sales and freehold townhouses $721,840 over 53. Condo apartments were a small slice of the market, 23 sales at an average of $367,515. There were 960 new listings and 1,617 active listings at month end, which TRREB's trend measure put at 4.6 months of inventory. The average home sold at 98% of list price after 30 days.

The housing stock

Brampton is a house city. In 2021, 52.6% of occupied dwellings were single-detached, 13.6% were semis and 12.6% were row houses, while only 10.2% were in apartment buildings of five or more storeys. The 6.6% share listed as apartments or flats in a duplex is notable; it typically captures houses split into an upper and a lower unit. Bramalea, planned in the 1950s as a satellite "new town" east of the original town, holds much of the older post-war stock, along with the streets around Downtown Brampton. Outer areas such as Mount Pleasant, Fletcher's Meadow and Castlemore are largely newer subdivisions. Ownership was high at 78.1% of households, and 77.2% of owner households carried a mortgage, well above Mississauga's 60.3%.

Overview

Brampton is Peel Region's fast-growing northern city, home to 656,480 people in 2021, up 10.6% in five years. Its median age of 36.0 ties Milton's for the youngest of the 10 cities outside Toronto covered here. Houses dominate the landscape, and October 2026 prices were the lowest of those 10 cities.

Day-to-day life

Brampton's social life leans toward big parks, community centres and family gatherings rather than nightlife. Chinguacousy Park in Bramalea is the standout, with a greenhouse and tropical gardens, the Mini Moo Farm, a petting zoo, mini golf and paddleboats in season. In the north end, Heart Lake Conservation Park offers fishing and boating within city limits. Downtown Brampton, around the GO station on Church Street, is where Algoma University has set up in what it calls the city's Innovation District. The language mix is distinct from Mississauga next door: Punjabi was the first language of 21.7% of residents in 2021, followed by Gujarati, Urdu and Hindi at roughly 3% each. Getting around is easier than the car-heavy reputation suggests, with five Züm rapid bus routes and three GO stations.

Is Brampton a good fit for you?

  • Families who need space: more than half of occupied homes were single-detached houses in 2021, and 6.6% were units in duplexes, a category that typically covers houses split into two units.
  • First-time buyers comparing GTA prices, since Brampton's October 2026 average of $825,183 was the lowest among the 10 cities outside Toronto covered here.
  • Commuters on the Kitchener GO line, which stops at Bramalea, Brampton and Mount Pleasant stations.
