TRREB reports Etobicoke North as district W10, which covers Elms-Old Rexdale, Mount Olive-Silverstone-Jamestown, Rexdale-Kipling, Thistletown-Beaumonde Heights and West Humber-Clairville. Kingsview Village, also part of Ward 1, is counted in W09. W10 recorded 42 sales in October 2026 at an average of $761,976 and a median of $798,750. The median sat above the average because cheaper condo apartments pulled the average down: 9 condo apartments averaged $351,278, while 29 detached houses averaged $901,190. There were 178 active listings at month end and 5.2 months of inventory on TRREB's trend measure. Homes sold at 96% of list price after an average of 34 days. The MLS HPI composite benchmark for W10 was $679,600, down 4.98% from a year earlier.
Etobicoke North was built mostly in one burst. The area was still farmland in the mid-1950s, and close to 42% of today's homes went up between 1961 and 1980. Apartment buildings of five or more storeys now hold 41.9% of households, the single largest group. Single-detached houses make up 29.6%, spread through Thistletown, the Elms, Smithfield and the streets off Albion Road and Kipling Avenue. The ward also has a noticeable share of row houses (9.6%) and duplex flats (9.9%), the second figure a sign of the many houses with a basement or upper unit. Newer construction is limited: only 9.3% of homes date from 2001 or later. Just over half of households (54.5%) own, and about 31% of owner households live in a condominium.

Etobicoke North is the top corner of Toronto's west end, the part of Etobicoke that sits north of Highway 401 and runs up to Steeles Avenue, with the Humber River on its east side and Pearson airport just past its western edge. Most people know it as Rexdale, a name that covers Thistletown, Humberwood, Smithfield, Mount Olive and the Elms. City Council's Ward 1 Etobicoke North held 115,120 residents in the 2021 Census.
Rexdale takes its name from developer Rex Heslop, who bought farmland here in 1955 and opened Rexdale Plaza a year later, and the area still has the plaza-and-crescent layout of that era. More than half of residents are immigrants, and Punjabi, Gujarati, Spanish and Somali are among the most common mother tongues, which shapes the food and shops you find in local plazas. Woodbine Racetrack, Woodbine Centre and the Toronto Congress Centre are all in the area. Humber Polytechnic's North Campus, shared with University of Guelph-Humber, brings students and staff, and the city lists the Humber Arboretum next to it as parkland with a sports field and cricket pitch. Cricket pitches also turn up at Summerlea Park and Thackeray Park. The Humber River marks the area's eastern edge, and Rowntree Mills Park has picnic sites and washrooms.
