The market in October 2026

TRREB recorded 74 Caledon sales in October 2026 at an average of $1,129,312 and a median of $982,500. Detached houses dominated, with 55 sales at an average of $1,238,154. Freehold townhouses (11 sales, $824,734) and semis (5 sales, $883,200) made up most of the rest. Caledon had the most months of inventory of the cities outside Toronto on this site: 409 active listings at month end against 74 sales, and 6.5 months of inventory on TRREB's trend measure. Homes sold at 96% of list price after an average of 40 days. The composite MLS HPI benchmark was $1,051,700, down 8.24% from a year earlier.

The housing stock

Caledon is a detached-house market. Single-detached homes make up 80.7% of occupied dwellings, and apartments of any kind are under 5%. Row houses (7.7%) and semis (7.0%) make up most of the remainder. The age of the stock is spread out: 10.4% predates 1961, 20.8% went up in the 1990s and another 21.4% has been built since 2011, which matches the town's 15.2% population growth between 2016 and 2021. With fewer than 25,000 occupied homes spread over almost 700 km², much of the town is countryside between the settled communities. Ownership is very high at 89.4%, and only about 2,525 households rent, so rental choice is thin.

Overview

Caledon is the large, mostly rural town at the top of Peel Region, north of Brampton. Instead of one downtown it has a string of communities: Bolton is the biggest, Caledon East and Mayfield West are the other service centres, and villages such as Alton, Belfountain, Caledon Village, Cheltenham, Inglewood and Palgrave are spread across the countryside. The town had 76,581 residents in 2021 across 688.82 km².

Day-to-day life

Life in Caledon depends on which community you pick. Bolton is the main hub for shopping and services, and the Humber Valley Heritage Trail follows the Humber River from Bolton to Palgrave. Mayfield West sits beside Brampton's northern edge and is served by Brampton Transit routes. Caledon East is the other service centre, while Inglewood, Belfountain, Alton and the other villages are much smaller. The town's real draw is the landscape. The Caledon Trailway crosses the Humber and Credit rivers, the Oak Ridges Moraine and the Niagara Escarpment, and links with the Oak Ridges Trail near Palgrave, while the Bruce Trail follows the escarpment. Albion Hills Conservation Park has camping, a wading pool and more than 50 km of mountain bike trails, and Forks of the Credit is popular for hiking and fishing. Punjabi is the most common mother tongue after English, followed by Italian.
